The defining feature is the private car lift. Two dedicated garage-to-penthouse elevators allow owners of selected Sky Mansions to bring vehicles directly into their homes. One of the most visible examples is Neymar Jr. In November 2024, Binghatti announced that the football star had acquired an AED 200 million Sky Mansion at Bugatti Residences. Binghatti’s announcement described the purchase as part of the project’s most exclusive penthouse collection.

The clientele is broader than football. In March 2025, Binghatti confirmed that Andrea Bocelli had purchased a residence in the development. Days later, Aymeric Laporte became the third international celebrity publicly associated with a Bugatti penthouse, following Bocelli and Neymar. Public records show the development is still under construction. A third-party tracker reproducing Dubai Land Department project data reported the project at approximately 65.57% construction completion following a DLD inspection on 23 September 2026. The same record shows an older registered completion date of 31 December 2025, which has already passed. The tracker explicitly notes that this does not mean the project has been handed over; it means the registry’s earlier completion date is no longer current.

Binghatti has continued publishing construction-update videos through 2026, including a May 2026 project update. Various sales portals now cite handover targets ranging from late 2026 into 2027.

For that reason, prospective buyers should verify the latest handover target directly with Binghatti and confirm the current date in the sale and purchase agreement rather than relying on launch-era marketing material or broker listings.

Pricing Is Not Conventional Luxury Pricing

Bugatti Residences sits firmly in Dubai’s ultra-prime market.

Current Binghatti inventory shows Riviera residences starting from approximately AED 19.4 million for a Cannes layout and AED 29.4 million for Saint-Tropez, five-bedroom residences from around AED 69 million, and currently listed Sky Mansion penthouses from roughly AED 155 million to AED 170 million. These are live developer asking prices and can change with availability, release, floor, and configuration.

This means the project should not be judged using the same investment metrics as a typical Business Bay apartment. Rental yield is unlikely to be the primary motivation for most purchasers. Instead, the value proposition rests on scarcity, brand, location, individualized design, service, and the potential collectability of an unusual branded asset.

Bugatti Residences and the UAE Golden Visa

At current pricing, every Bugatti Residences unit listed by Binghatti sits far above the UAE’s AED 2 million real-estate investment threshold for Golden Residency. Binghatti’s own live Bugatti inventory labels the available residences and penthouses as “GOLDEN VISA”.

The more important point is that the eligibility is not limited to completed homes. The Federal Authority for Identity, Citizenship, Customs & Port Security (ICP) states that a real-estate investor may qualify by owning property worth at least AED 2 million, and specifically includes off-plan property units with a total value of at least AED 2 million purchased from an approved local real-estate company. That makes the rule directly relevant to Bugatti Residences while the project remains under construction.

However, purchasing an expensive unit does not mean a visa is automatically issued the moment a reservation is signed. The buyer still has to satisfy the current registration, ownership, documentation, health-insurance, and immigration requirements. Dubai Land Department’s Golden Visa Investor service requires qualifying property ownership and supporting documentation, while mortgaged properties can be subject to additional bank documentation.

There is also a current discrepancy between official government pages on duration: the federal UAE portal lists the real-estate investor Golden Visa as five years, while Dubai Land Department’s current service page describes a 10-year renewable residence permit. Buyers should therefore verify the applicable duration with DLD, GDRFA, or ICP at the time of application rather than relying on older marketing material.

Knight Frank also identifies the Middle East as the category’s primary growth engine.

This is why Bugatti Residences matters beyond the project itself. Dubai has become a testing ground where developers can combine fashion houses, watchmakers, automotive brands, chefs, and hospitality groups with residential real estate.

Private vehicle elevators, Riviera-inspired leisure spaces, AED 100-million-plus penthouses, chauffeur services, and highly individualized layouts make little sense if the project is viewed through the lens of ordinary residential development.

But that is not the intended market.

The project is designed for buyers who see luxury property as a collectible object, a lifestyle platform, and an extension of personal identity. In that context, the association with Bugatti is not merely cosmetic — it is the organizing principle of the building.

That also makes due diligence especially important. Buyers should confirm the current construction schedule, service charges, ownership costs, exact brand-management arrangements, resale restrictions, and which amenities and services are included versus separately charged.

Dubai’s broader residential market has entered a more selective phase in 2026. Savills reported a 19% quarter-on-quarter decline in transaction volumes in Q2 as supply increased and buyers became more selective, even while long-term fundamentals remained strong. That shift toward selectivity may ultimately favor projects with genuine differentiation — but it also means a famous brand alone cannot guarantee investment performance.

Where Bugatti Residences Fits in Dubai’s Next Chapter

Dubai has spent decades building architectural landmarks. The next phase is increasingly about creating residences that are not interchangeable.

Bugatti Residences is a clear example of that shift. Its competition is not simply the tower next door; it competes with private villas, branded penthouses, yachts, collectible cars, and other forms of global luxury consumption.

If the final building delivers on its architectural and service promises, Bugatti Residences could become one of the defining branded projects of Business Bay — not because it is the tallest tower in Dubai, but because it represents a particularly concentrated version of what the city’s ultra-prime property market has become: global, theatrical, highly serviced, and increasingly driven by identity as much as location.
